Pakistan government has enacted strict financial laws in order to monitor and check the real estate sector for accountability and anti-money laundering. But, many real estate business owners might not be aware of the laws of the buildings. This is also an important factor that needs to be looked at. In this article you will find the information regarding the laws stated by the Lahore Development Authority, for buildings in Lahore.

Laws Related to Building Designs

It has been settled by the LDA that the minimum height of any building from the bottom to the ceiling shall be no less than 38 feet. The minimum height between each storey shall be 9 feet and 6 inches. The apartment building on a residential plot can cover about 55% of the area. Construction of pillars is only allowed for the apartments and not allowed in villas or houses. There are no mandatory open spaces required in the commercial buildings. The requirement to leave rear space in a house ranges from 5 to 13 feet with accordance to the size. All commercial buildings are required to have LED lighting for energy efficiency purposes. NOC from Civil Aviation Authority will be deemed mandatory for buildings above 300 feet. For multi storey buildings it is necessary to have double glazed glass for heat resistance.

Laws for High Rise Buildings in Lahore

The high rise buildings will be subjected to the laws of Lahore Development Authority. However, high rise buildings on the following roads of Lahore will not be subjected to any rules regarding height limits according to the authority.

  • Maulana Shaukat Ali Road from Model Town Link Road to Railway Crossing
  • Johar Town Bypass Road from Canal Road to Wapda Town
  • Raiwind Road from Shaukat Khanum to Khayaban-e-Jinnah
  • Defence Road from Multan Road to Raiwind Road
  • From Link Raiwind Road to PIA Road Extension
  • Zafar Ali Road from Jail Road to Mall Road
  • Canal Bank Road from Thokar Niaz Baig to Shahkam Chowk
